Why should I list on the MLS?

Listing on the MLS dramatically increases your chances of getting your house sold faster. 96.5% of our sellers who have listed and sold on the MLS were a direct result of a buyer’s agent finding the property listing on the MLS.

Why should I use FlatFeeMLSOK.com?

Working with a local Oklahoma licensed broker is crucial for navigating the Tulsa, OKC, or NEO MLS systems and utilizing current state-required documents. We are not a national network referral company.

Do I have to pay a buyer’s agent a commission?

No. all commissions are negotiable, like the price and all other terms of an offer. While some buyers may pay their agent directly, others prefer the commission to be paid by the seller, which is essentially rolled into the price.It’s worth noting that buyers may instruct their agent to only show properties where the seller offers a commission to the buyer’s agent. 

Can I personally list my property on the MLS without a real estate broker?

No. Only a licensed real estate broker can list a property on the MLS. The MLS is not for the general public to post listings, nor can buyer commissions offered be posted on the MLS. You are paying to have a local broker list your property under their license as a limited-service listing.

How long does it take for my property to be listed on the MLS?

Once all the paperwork has been completed and photos delivered, you will be listed within two business days. Once listed, you will receive a link to your listing with the MLS number. Payment will be due after you are listed. You can pay by Cash, Check, Credit Card, PayPal, Venmo, or Cash App.

Can I cancel my MLS listing at any time?

Yes. You can cancel your listing at any time if you are not under contract with an agent representing a buyer. 

Do buyer agents show Flat-Fee MLS listings?

Sure they do! Remember, 96.5% of our listings sell because a buyer’s agent brought the buyer. Even though the seller retains the right to find their buyer, numbers show it’s more likely sellers receive/accept offers from a buyer’s agent.

I’m on Zillow now. Won’t agents see my listing there?

Most agents don’t search for homes on Zillow. They search on the MLS. Property listings are professionally entered into the MLS, which are then “synced” or “fed” to sites like Zillow, Realtor.com, Homes.com, etc. The MLS also provides agents direct access to the state-required seller’s property disclosures. Agents also use the MLS to set up their buyers’ property searches. Maximize your exposure by being in the MLS and being included in buyers’ search criteria.

Can I make modifications to my MLS listing?

Yes. You can submit your changes using an MLS Change Form. Unlike other companies, there is never a charge for listing modifications.

Who will show my house after I confirm the showing?
The buyer’s agent will show your house. You’ll coordinate property access instructions or any showing instructions with the agent. If the property is vacant, you may consider a combination lock for convenience.
Does my contact information show up on all these sites?
No. Per the MLS rules and regulations, the seller’s contact information will not be posted to the public. However, your contact information will be posted within the MLS listing for all agents to see, including your showing instructions. Also, any calls/texts from an agent are forwarded to the seller.
How will I receive offers?
Offers will be submitted to you directly, as instructed in your MLS listing– usually by email.
